NH Waterfront inventory is on the increase.
NH currently has 181 waterfront homes priced at $350,000 to $10 million. In addition to the owned waterfront, there are 343 beach access properties on the market, with deeded docks. 80 condos are being marketed right now priced $135,000 to a free-standing condo for $1.7 million.
Homes priced correctly on quality lake in good locations are moving within a 5 to 8 days. Homes overpriced are lingering on the market for 5 to 10 weeks in some cases. This is the first time in 3 years we are seeing waterfront price reductions.
Following the market closely I find that the majority of the new waterfront homes hit the market on Tuesdays to Thursdays. This week we saw 20 new listings appear on many of the major lakes with 79 new in the last 7 days.
