Buying New Hampshire Waterfront real estate is
an adventure. From a Lake Winnipesaukee waterfront to a log home on the Pemi
River, let us guide you through the transaction.
Select a real estate
firm in New Hampshire that specializes in
the end result you are looking for. Does your agent know what a site
assessment is? Water quality designations? An agent with waterfront experience
will have those answers and save you time and headaches.
As required by the NH
Real Estate Commission we will review the Brokerage Relationship
Disclosure form with you. This form explains the various ways a real
estate agent can work with a Buyer and Seller and the differences
between a Sellers Agent, Facilitator and Buyers Agent. It is
generally our company policy to work with new customers as
facilitators with an option to elect Buyer Agency prior to purchase
in certain situations.

Construct a wish list;
number of bedrooms, baths, on the water or shared waterfront, size
of the lake, sandy beach. Do you need a dock?
Review your financial
issues with a qualified professional. Get pre-approved to find out
what you can afford, how much you can put down and don’t forget the
closing costs.
With your agent preview
the homes via the phone. Your agent can uncover some surprises. The
property looked great! We really don’t want a road between us and
the water. Find this out first!
Set up appointments.
You found the right
property.
Make an Offer! We will supply you with properties that have sold in the
area to help you determine an offer. We will advise you on earnest money and contingency clauses, and
have the right documents for your review. The negotiations start
when the listing agent presents your offer to the seller.
Success! Your offer was
accepted! Submit a loan application for approval. You need a home
inspection, septic inspection, radon water and air inspection. What
about a title company or a local lawyer? We have a list of
professionals you can call on or access them thru the internet or
yellow pages. Don’t forget insurance!
The day of the closing.
Do a final walk-through to make sure the condition of the home is in
the same condition except for normal wear and tear.
Sign the paperwork, get
your keys and move in!
