Regarding the 3.8% sales tax on investment income- health reform facts

Many of you have either received frightening emails or been caught up reading articles all over finance pages in regards to the 3.8% sales tax on investment income. Here are the top 10 items we have found necessary for you to be aware of once the tax goes into effect. 1) When you add up all of your income from every possible source, and that total is less than $200,000 ($250,000 on a joint tax return), you will NOT be subject to this tax. 2) The 3.8% tax will NEVER be collected as a transfer tax on real estate of any type, so you'll NEVER pay this tax at the time that you purchase a home or other investment property. 3) You'll NEVER pay this tax at settlement when you sell your home or investment property.  Any capital gain you realize at settlement is just one component of that year's gross income. 4) If you sell your principal residence, you will still receive the full benefit of the $250,000 (single tax return)/$500,000 (married filing joint tax return) exclusion on the sale of that home.  If your capital gain is greater than these amounts, then you will include any gain above these amounts as income on your Form 1040 tax return.  Even then, if your total income (including this taxable portion of gain on your residence) is less than the $200,000/$250,000 amounts, you will NOT pay this tax.  If your total income is more than these amounts, a formula will protect some portion of your investment. 5) The tax applies to other types of investment income, not just real estate. If your income is more than the $200,000/$250,000 amount, then the tax formula will be applied to capital gains, interest income, dividend income and net rents. 6) The tax goes into effect in 2013. If you have investment income in 2013, you won't pay the 3.8% tax until you file your 2013 Form 1040 tax return in 2014. The 3.8% tax for any later year will be paid in the following calendar year when the tax returns are filed. 7) In any particular year, if you have NO income from capital gains, rents, interest or dividends, you'll NEVER pay this tax, even if you have millions of dollars of other types of income. 8) The formula that determines the amount of 3.8% tax due will ALWAYS protect $200,000 ($250,000 on a joint return) of your income from any burden of the 3.8% tax.  For example, if you are single and have a total of $201,000 income, the 3.8% tax would NEVER be imposed on more than $1000. 9) It's true that investment income from rents on an investment property could be subject to the 3.8% tax.  BUT:  The only rental income that would be included in your gross income and therefore possibly subject to the tax is net rental income:  gross rents minus expenses like depreciation, interest, property tax, maintenance and utilities. 10) The tax was enacted along with the health care legislation in 2010.  It was added to the package just hours before the final vote and without review.  NAR strongly opposed the tax at the time, and remains hopeful that it will not go into effect.  The tax will no doubt be debated during the upcoming tax reform debates in 2013. In today's real estate market we are saturated with investors and have found this educational to those of you involved in investments. Misleading information has and will continue to go viral so we suggest you do your homework and seek confirmation from your tax preparer. Though no one is sure of the final review of this case, it is best to be safe than sorry.

August and September are typically slow months with summer vacations, school opening, high school sports starting and the summer ending most lake home shoppers were too busy to get out on the weekends to view what is available. October on the other hand was a very busy month showing lake homes across the lakes region. In talking with agents I found that other offices found that same to be true.

The lack of showing  activity July through September is reflected in only 54 lakefront homes were sold in the last 30 days but consistent with the previous sales in September of 50 sales. Of the sales during October ten were over $850,000 with a top sales price of $3.6 million in Wolfeboro. The towns of Sunapee and Wolfeboro were the overall top producing towns. November sales numbers should reflect the increase in showing activity but the elections I believe are keeping many high end buyers at home, inventory for lake homes above 1 million dollars is around 200 homes. Many buyers in October are finding the time to come up but taking the time to visit mid-week to view homes.  There is an abundance of quality homes on excellent lakes available right now for you to view.

As you can see there is an inventory of homes at all price points.  Many of the homes in the lower price range are in need of some TLC and are not on the larger lakes.  In order to get on one of the lakes that are 1000 acres or greater you need to be in the $500,000 plus range.

Learn About Salmon Life Cycle at “Salmon Sunday” - November 11, 2012 NH

CONCORD, N.H. -- Bring the kids and explore the life cycle  of landlocked salmon, fish prized by anglers on New Hampshire's big lakes, at  the New Hampshire Fish and Game Department's annual "Salmon Sunday"  event on Sunday, November 11, 2012, from 1 to 3 p.m. at Pope Dam in Melvin  Village. Pope Dam is nine miles north of Wolfeboro on Route 109 in the town of  Tuftonboro, N.H.

"Salmon Sunday is a great chance for everyone to get  a close-up look at landlocked salmon from Lake Winnipesaukee in their fall  spawning colors," said Don Miller, fisheries biologist for the Lakes  Region.  "Kids love to see the big  salmon, averaging about three pounds each, and watch biologists collect the  eggs."

During the event, fisheries biologists will be busy  harvesting, or "stripping," eggs and milt from adult salmon. Standing  knee-deep in the cold water of the Melvin River, scientists expertly relieve  the colorful adult femalesalmon of their eggs by stroking their stomachs. Milt  from the male fish is obtained in the same way, and mixed with the gold-colored  eggs to fertilize them.  This activity is  all part of the work N.H. Fish and Game carries out each year, with support  from the Federal Aid in Sport Fish Restoration Program to maintain the  landlocked salmonpopulation in New Hampshire's big lakes.       Salmon used for the stripping demonstration are netted  from Lake Winnipesaukee during October and early November.  They are returned to the lake after their  eggs and milt have been collected.  The  fertilized eggs are taken to Powder Mill Hatchery in New Durham,where they  will hatch in three to four months.  The  salmon are raised in the hatchery for about 18 months, then stocked into Lake  Winnipesaukee and other New Hampshire lakes.

Fish and Game staff will be on hand to answer questions  about salmon, the egg-stripping process and the stocking program that ensures  these beautiful fish continue to be available in the lakes for anglers to  catch.  Salmon Sunday is a "rain or  shine" event.  Dress warmly. Wildlife Heritage Foundation of NH 1/2 Million Mark in Funds Awarded

Eight  New Grants Awarded to the New    Hampshire Fish and Game Department

CONCORD, N.H. -- The New Hampshire Fish and Game  Department was recently awarded $53,200 in grants from the Wildlife Heritage  Foundation of New Hampshire, bringing the Foundation's total awards to, and  funds leveraged for, Fish and Game programs to more than $500,000 since 2009.

This year's successful grant proposals included two  research projects, a first for the Foundation's portfolio of grant awards over  the past four years. Biologist Kevin Sullivan of Fish and Game's Marine  Fisheries Division will be studying the passage of river herring over the  breached Wadleigh Falls dam on the Lamprey River in Lee, N.H. Joshua Carloni,  also a biologist with the Marine Fisheries Division will be mapping and  tracking ovigerous (pregnant) female lobsters in New Hampshire state waters.

Grants were also awarded for construction of an mobile  education trailer for Fish and Game Law Enforcement Division's Operation Game  Thief Program, the Orphan Bear Cub Rehabilitation Program through the Wildlife  Division, an education pavilion for the Great Bay Discovery Center in  Greenland, N.H., educational kiosks for the Connecticut Lakes Natural Area, and  underwriting of both the 2013 North American Moose Conference in Whitefield, N.H.,  and the 2013 National Hunting and Fishing Day N.H. Expo in Concord, at which  the Foundation holds its annual raffle.

"Thanks to the Foundation Board of Directors for  this award, but more importantly for their hard work and dedication  on behalf of the Fish and Game Department and all the invaluable natural  resources that we have the good fortune to manage on behalf of our  citizenry," responded Mark Ellingwood, Chief of the Wildlife Division,  when notified of the award for the 2013 North American Moose Conference.

The Wildlife Heritage Foundation of New Hampshire is the  official non-profit partner of the N.H. Fish and Game Department. The  Foundation raises funds in support of the Department's conservation and  management of wildlife and natural places important to New Hampshire's family  traditions such as hiking, hunting, fishing and watching wildlife.
