Lake Waukewan is one of the prized and least know about lakes in the NH Lakes Region, Waukewan is only ½ mile from Winnipesaukee and most drive by never knowing it exists. The lake is  located in Belknap County and the towns that surround the lake are Meredith, New Hampton and Center Harbor.  The lake is Oligotrophic, 928 acres with an average depth of 22 feet and a maximum depth of 75 feet. The water is crystal clear with a rocky to sandy shoreline. At the north end of the lake you will find the Waukewan Golf Course and to the south a great public boat launch.  During the winter you can be on the slopes of Loon, Waterville, Cannon or Ragged in about 35 minutes and snowmobile right from your front door of this  beautiful lake to anywhere in the Granite State. Hiking Trails - Shopping - Attractions - Local Events include Fishing Derby's - Pond Hockey - Wooden Boat Shows - Crafts Fairs are all minutes away from Waukewan. Lake Sunapee  is 1:45 hours north of Boston off Interstate 89. The lake is   4100 acres and  is located minutes to Mount Sunapee Ski Area one of the largest ski areas in NH. Attractions and events in the area include The Lake Sunapee Yacht Club hosting  the Lake Sunapee Open regatta annually, as well as other regattas including district level Star regattas. In the winter you will find  Ice Sailing, ice fishing on the lake. One of the largest adaptive ski programs in the state along is located at Sunapee Ski Area along with ski racing..  The Annual League of NH Craftsmen's Fair - the Oldest Craft Fair in America hold a crafts fair every summer.  The lake  holds some of the best salmon and lake trout fishing in NH. What a cold winter we have had so far!  Many " under forty's"   have never experienced these cold conditions before.  The local  real estate market  seems to ride along, unfazed by the New Hampshire weather.  Some feel that winter is not the best time to sell their home.  The biggest indicator is the 700 plus homes taken off the market on January 1.  But homes do sell in the winter!  I personally bought a waterfront home on January 2, and I could not even see the waterfront.  But I knew it was there.

New Hampshire Lakefront Home Inventory Update. January 1-15, 2014 USA

Weather often determines new listing waterfront inventory during the winter months in NH. The first week in January recorded some record cold temperatures.  Those under 40 years old may have never experienced these extreme cold conditions of temperatures in the -20 degree area. As we moved into week two the weather warmed and new listings started to come on the market.   Prices ranges were at all price points. We had  three new listings on Highland Lake in Washington for $175,000, $295,000 and a Luxury home for $795,000.  In the Wakefield area new listings in the $450,000 range that were listed on Balch Lake and Pine River Pond.

Squam, one new seasonal cottage in Holderness $599,000. Winnisquam, two new listings, a home located in Mallards Landing for $330,000 and a luxury home with open water views and sunsets in Laconia for $899,000. Sunapee one of my favorite lakes had one new luxury home listed on the Gold Coast for $2.9 million.  Lake Winnipesaukee Real Estate lead the pack with six new listings. These luxury lakefront homes started at $699,000 and went up to $6.6 million for spectacular home in Wolfeboro. My pick for the first two weeks  is a four bedroom luxury 5500 square foot  home located in Alton on 2.9 acres. This  private level lot has open water views towards Wolfeboro and a covered crib dock.

Fishing in New Hampshire.

New Hampshire is fortunate to have  a very innovative Fish and Game Department. Their website has much to offer the angler.  One of the most progressive features on the website are lake maps. I am out fishing all the time.  My favorite target is landlocked salmon, rainbows and Lake Trout  in Lake Winnipesaukee.  Spring is the best time of the year as the fish are on top and as the summer goes along they will be found 30 to 50 feet deep making the fishing a bit more

Which small lake in New Hampshire fits your lifestyle?

New Hampshire has over 250 lakes in the Lakes Region and 7 of those lakes are over 1000 acres. The majority of the lakes are between 100 and 700 acres.  The large lakes have a lot to offer but are very pricey with quite a bit of boat traffic.   To find a home on Squam, Sunapee, Winnipesaukee, Winnisquam, Newfound, Ossipee , Wentworth or Great East Lake you need a budget of over $600,000 to find a seasonal camp on a small lot.  On the smaller lakes you can find a dream home in the $325,000 to $500,000. In the $4oo to $500,000 price range you can find a 3 bedroom, 2 bathroom home on a level lot with a sandy beach and sunsets.  Smaller lakes are quiet and you can enjoy all the same boating sports and fishing.

Next step is examine your family goals? If you are planning to use the home as a magnet for your kids or grandchildren to enjoy the size of the lake may not be that important. If the kids are out wakeboarding or water skiing you can't fit the whole family on the boat. If you find a home with a open water view you can enjoy all the goings on without stepping onto the boat.  In realty a lake under 200 acres will work for your family's lifestyle.

Work with your agent and let them direct you to homes that meet your wish list.

I was just reviewing our website statistics and there are a ton of buyers out there still shopping/dreaming of purchasing a lake home. Sunday seems to be the most active search day and every holiday is a spike in visitor traffic.

Winter in NH this year is starting out cold and snowy. Why would anyone want to purchase a lake home right now.  Agents  are telling sellers to wait until spring to list.  Here are a few reasons you may want to get a new agent and list right now.

  1. Interest rates are still very low and with the economy on the upswing these low rates are not going to last forever.
  2. Many of the buyers looking for a lake home also ski or snowmobile and our region is a perfect match for all four seasons of activity.
  3. Buyers looking right now have a limited number of homes to view, is your home one of them.
  4. The buyers out looking right now are serious. The temperature is 10 degrees with 18 inches of snow, the buyers out looking now are not coming up to the lakes region to go out to lunch.
  5. Buyers have it in their head that sellers with homes listed now are eager to sell, well yes they are and the buyers looking right now are also excited about owning a lake home.

When you are getting ready to list your home the sales agent is every bit as important as the agency/brand they represent.  Select a company that you would like to work with and interview agents. When you need to go to the doctor for a specialized treatments do you look for recommendations or just call the first one you find in the yellow pages.  All realtors are not created equally. Find an agent that is knowledgeable about the lakes region and the lake you are selling on. Find an agent that will promote your property not only in the MLS but through social media. Don't get pulled in by promises of open houses and local advertising.  90% of the lake home buyers are from out of state and are looking for a home now and their only source of information is the internet.
