NH Lakefront Homes! Which Lake is Right for Your Family

Any thoughts on which New Hampshire lake is might work for your family?  Part 1.

With over 250 lakes in the greater lakes region choices could be endless. Let us look at a region of the state and slowly work across the state. The eastern part of the state which is accessed by Route 16 might be a logical start.

If you have a favorite lake send me a note and I will research it for you. My favorite medium size lake in this corridor is Pine River Pond in Wakefield. The lake is 570 acres located in a rural wooded area with sandy bottom and sandy beaches. The town is quaint with some great restaurants, hardware stores, and an efficient grocery store. Golf is close by along with a King Pine a family ski area. If you are interested in nightlife Wolfeboro is a short drive. Prices range $370,000 up and Wakefield has 6 other lakes in town and is one of the low tax towns in NH.

Next stop is Lake Ossipee. In my opinion, Ossipee has some of the best lake home values. The lake is 3000 acres with four interconnecting bays. If you are looking for the best views in NH don't go any further. The views of Mount Washington and Mt Chocorua are breathtaking. To top all this off the lake has a sandy bottom, sandy beaches and some of the best boating around.
Shopping is close by and a golf course almost touches the lake. Nightlife and ski areas are 35 minutes away in the North Conway a tourist mecca. Prices start in the $375,000 range and if you find a home in Freedom you will also have low property taxes.

Up the road a few miles, Silver Lake in Madison is a hidden gem. Most people drive by and never know that this 950-acre glacial lake is even there. Just a few miles off Route 16 on 41 you will find this wonderful spring fed lake with crystal clear water. The shoreline is rocky or sandy and the lake is deep with an average depth of 47 feet with a maximum depth of 167 feet. The lake is spectacular but the location is remote. If you are looking for a location to get away and spend time with the family you found it here. You can find all your essentials locally but for a night out on the town or a rainy day you will have to travel 30 minutes up the road to North Conway. Homes are priced $470,000 up.

Buying A Lakefront Home can lead to some uncertainty!

You have a magical checklist.  Sunsets, Sandy Beach, Three Bedrooms, Two bathrooms, Level Lot, Large Lake, Newer Construction, Private Lot, Move in Condition and the list goes on. Plus you want the home located close to skiing and attractions. 

Unless you know exactly the lake you want to be on get in the car and drive around.  Seeing five homes in the Wakefield or Washington NH area and then deciding you don't want a remote location is a waste of time.  ( Buy the lake and setting not the home )

Get in your car and spend a day driving around looking at lakes and amenities in the area. 

Send your list of prospective homes to your agent and ask their opinion. Photography can make a shack look like your dream home. That beautiful looking home may have a busy street between the home and waterfront. Ask for Help.

Ask your agent to send a list of homes they would recommend from your checklist. Your agent will send you homes that most closely match the criteria you are looking for. 

Talk with your banker and establish a price range you are comfortable with and get a pre-qualification letter so when you find that dream home you can move quickly.

NH Lakefront Inventory Update April 2016

Spring and Ice out were early this year but on April 5 we have 5 inches of snow on the ground and the temperature in Concord was a record 8 degrees. My boat was ready to go in the water last week but I am waiting for this cold Canadian blast to move on prior to launching for what I thought might be an early summer.

Spring sales are on a record pace with 40 waterfront sales. Seven were recorded over $750,000 while the majority were sold $280,000 to $450,000 range. 35 homes are currently under contract with 2 record sales of $5.9 and $6.9 million set to close.

Right now inventory is still off the peak last year with 311 homes currently available throughout the state. What I find extremely interesting is that 125 of the 311 lakefront homes are priced over $1 million and 107 are priced $400,000 to $1 million.  Great time to buy if you are in the over $1 million market and a better time to sell if your home is in the under $500,000 value.

Winnipesaukee - 141 homes - with 16 island homes priced $299,000 to $565,000. 17 of the homes are priced $500,000 to $750,000, 24 are priced $750,000 to $1.25 mil.  54 homes are priced over $1.25 to $3 million with 34 priced over $3 million.

NH Lakefront Inventory Update February 2016

Was it really a winter in New Hampshire. Winnipesaukee just declared ice in February 15th and the tickets just went out for our annual ice-out contest. I think we are ready for an early spring!

Winter sales are on a record pace with 40 waterfront sales. Seven were recorded over $750,000 while the majority were sold $280,000 to $450,000 range. 

Right now inventory is 50% off the peak last year with 311 homes currently available throughout the state and 261 in the greater lakes region. What I find extremely interesting is that 101 of the 261 lakefront homes are priced over $1 million and 55 are priced $600,000 to $1 million.

Winnipesaukee - 116 homes - with 3 island homes priced $299,000 to $365,000. 10 of the homes are priced $400,000 to $600,000, 28 are priced $600,000 to $1 mil.  75 homes are priced over $1 mil with 17 priced over $4 million.
