Buying NH lakefront homes in 2021 is challenging!
Simply put there are more buyers than lake homes on the market. Currently there are 89 lake homes on the market on August 9, 2021. Twenty-five of the homes are priced under $600,000. Those homes that remain on the market after seven days have some kind of flaw. It could be across the street from the lake, size of the lake to a steep sloping lot. When lake properties hit the market we are sending buyers as much information as possible to determine if they should arrange a viewing. Most waterfront buyers are not savvy in what questions to ask. Example a site assessment gives an evaluation of the septic, but most don’t know what it means. Example a Merrymeeting Lake property had a loading capactiy of 100 gallons per day. ( 150 is one bedroom ) What are your options? You need a buyer's agent on your side who understands/specializes in waterfront sales. Especially water quality.
Have a bank letter in hand or proof of funds to purchase.

Navigating a NH Lakefront Home Purchase - April 2021 Covid 19
Lakefront home inventory is at an all-time low in the NH lakes region. We have 32 active lake listings on March 29, 2021, only 8 are priced below $600,000. When a quality lake home is listed it typically lasts less than 2 days on the market and with delayed showings, some buyers are actually purchasing sight unseen, a risky move in my book.
If you see a waterfront home of interest I urge you to make an appointment immediately.
Typically new lakefront listings start coming on the market in March with an increasing inventory into April. We did see a small surge in inventory mid March. Lets hope we an inventory increase in the coming months.

The most popular communities include a few gated lake neighborhoods. Bald Peak is located in Tuftonboro has a great golf course and a variety of luxury homes. Meredith Bay one of the newest trendy developments located just north of Weirs Beach. Grouse Point in Meredith offers homes and condos with an exclusive fitness center. Most of the homes in these developments have spectacular views of the lake. Southdown has a lot to offer at multiple price points. With 19 villages some offering pools or tennis courts. Other communities I would recommend are Governors Island, Broadview, Samoset, Patrician Shores, Far Echo, Jonathans Landing, Lands End, Balmoral, Crosswinds and Suissivale. All these communities have boating opportunities and great beaches.
Each community has different rules for property maintenance and some will shovel right to your door in the winter months so you can get to the ski slopes or out on the snowmobile trails.
