New Hampshire has over 250 lakes in the Lakes Region and 7 of those lakes are over 1000 acres. The majority of the lakes are between 100 and 700 acres. The large lakes have a lot to offer but are very pricey with quite a bit of boat traffic. To find a home on Squam, Sunapee, Winnipesaukee, Winnisquam, Newfound, Ossipee , Wentworth or Great East Lake you need a budget of over $600,000 to find a seasonal camp on a small lot. On the smaller lakes you can find a dream home in the $325,000 to $500,000. In the $4oo to $500,000 price range you can find a 3 bedroom, 2 bathroom home on a level lot with a sandy beach and sunsets. Smaller lakes are quiet and you can enjoy all the same boating sports and fishing.
Prior to getting out to view homes sit down with your family and review what your wish list includes. Do it the old fashion way and write them down so you can contact a realtor who specializes in lakefront real estate and share your interests. Below is a cheat sheet for wish list items.
Sandy Beach - Private - Neighborhood - Sunsets - Cold Water Lake - Trout Fishing - Salmon Fishing - Bass Fishing - 75 to 100 feet of shoreline - Open Water View - ? bedrooms - ? Bathrooms - Square Footage - Garage - Commute Time - Shopping - Kids Activities - Restaurants - Hiking Trails - Snowmobiling - Jet skis - Snow Skiing - level lot - .5 to 1 acre - dock - Non Motor boating Lake - Property Taxes
Next step is examine your family goals? If you are planning to use the home as a magnet for your kids or grandchildren to enjoy the size of the lake may not be that important. If the kids are out wakeboarding or water skiing you can't fit the whole family on the boat. If you find a home with a open water view you can enjoy all the goings on without stepping onto the boat. In realty a lake under 200 acres will work for your family's lifestyle.
Call us and we can help you find a lake home that meets your family's lifestyle. Some of my go to lakes in the $300,000 to $500,000 range are Pine River Pond in low tax Wakefield, Suncook or Halfmoon lake in Barnstead, Stinson , Pleasant Lake, Merrymeeting Lake, Crystal Lake, Kanasatka or Waukewan in Meredith. My best advice if you are not familiar with a the area get in the car and explore the area. When you get down to business and start viewing homes to purchase you will be familiar with what is around the homes you are visiting. Example, if you are looking for family activities, shopping and restaurants close by Pine River Pond might not right for you while Waukewan or Lake Kanasatka would be perfect. Work with your agent and let them direct you to homes that meet your wish list.
