Lake Winnisquam Lakefront Real Estate Information Guide NH

Winnisquam is one of the most desirable lakes in New Hampshire. The lake is 4200 acres, 10.5 miles long with three islands and a sandbar that the population explodes on every warm summer day.  The towns around the lake are Belmont, Meredith, Laconia, Sanbornton, and Tilton. I live in Sanbornton and we do not even have a traffic light in town but the population explodes in the summer from 2500 to 10,000 +. 

The lake is only a few miles from Interstate 93 via Exit 20 on the southern end and Exit 23 on the northern end of the lake.  Winnisquam has two basins, a larger northern basin and a smaller southern one, with a bridge carrying Routes 3 and 11 separating them. The village of Winnisquam is located at the bridge where you will find a local store with a dock and marina for gas and boat supplies.  South of the bridge is also a great location for water skiing or wakeboarding. As you travel north of the lake the widest section is 1.5 miles and the northern tip of the lake is referred to as the loon sanctuary a peaceful place for an afternoon lunch or cruise. ( no wake zone ) 

Laconia offers 2 shared beach communities, Lakewood, Wildwood and Ahern State Park. In Meredith you will find Waldron Bay Community. The shoreline is sandy, rocky to gravel and the maximum depth is 176 feet. 

The lake offers 4 seasons of activities. Summer boating, sailing, water sports and Winnisquam Lake is home to many species of fish. Cold water species include rainbow trout, lake trout, and landlocked salmon. You will find golf courses around the lake, plus rainy day attractions at the Weirs.  Winter snowmobiling, ice skating, ice fishing and Gunstock Ski Area is 20 minutes from the southern portion of the lake, Loon, Waterville, Cannon and Ragged are 40 minutes from the northern section of the lake.  

The area offers an abundance of shopping opportunities, 3 major grocery stores, 45 outlet stores, 2 large lumber chain stores along with a variety of restaurants. 

Lakefront homes around the lake are priced from the mid $500,000 range to $1.5 million. With the lake being just a few minutes off 93 commuters from Boston find the lake to be the perfect distance from home to dream lake house.

NH Lakefront Homes! Which Lake is Right for Your Family

Any thoughts on which New Hampshire lake is might work for your family?  Part 1.

With over 250 lakes in the greater lakes region choices could be endless. Let us look at a region of the state and slowly work across the state. The eastern part of the state which is accessed by Route 16 might be a logical start.

If you have a favorite lake send me a note and I will research it for you. My favorite medium size lake in this corridor is Pine River Pond in Wakefield. The lake is 570 acres located in a rural wooded area with sandy bottom and sandy beaches. The town is quaint with some great restaurants, hardware stores, and an efficient grocery store. Golf is close by along with a King Pine a family ski area. If you are interested in nightlife Wolfeboro is a short drive. Prices range $370,000 up and Wakefield has 6 other lakes in town and is one of the low tax towns in NH.

Next stop is Lake Ossipee. In my opinion, Ossipee has some of the best lake home values. The lake is 3000 acres with four interconnecting bays. If you are looking for the best views in NH don't go any further. The views of Mount Washington and Mt Chocorua are breathtaking. To top all this off the lake has a sandy bottom, sandy beaches and some of the best boating around.
Shopping is close by and a golf course almost touches the lake. Nightlife and ski areas are 35 minutes away in the North Conway a tourist mecca. Prices start in the $375,000 range and if you find a home in Freedom you will also have low property taxes.

Up the road a few miles, Silver Lake in Madison is a hidden gem. Most people drive by and never know that this 950-acre glacial lake is even there. Just a few miles off Route 16 on 41 you will find this wonderful spring fed lake with crystal clear water. The shoreline is rocky or sandy and the lake is deep with an average depth of 47 feet with a maximum depth of 167 feet. The lake is spectacular but the location is remote. If you are looking for a location to get away and spend time with the family you found it here. You can find all your essentials locally but for a night out on the town or a rainy day you will have to travel 30 minutes up the road to North Conway. Homes are priced $470,000 up.

Squam Boathouses have new owners for the 2017 Squam Boating Season

The two enclosed boathouses are located Squam River Landing Boat Club within the Riveredge Marina.
