Lakefront gas dock questions come up often when searching for NH Waterfront Real Estate 

These are the lakes in NH I found with gas docks.  Balch  - Merrymeeting - Newfound - Northwood - Ossipee -  Squam - Sunapee - Winnipesaukee - Winnisquam  

A gas dock is very convenient for filling your boat but most lakes do not have that convenience. Lugging 5-gallon cans down to the shoreline is hard work and the chances of spilling gas into the lake are high.  For about $30 you can purchase a gas transfer battery-operated hand pump. Easy to use, set it close to fill point on the boat and your set to get started. Most have an auto turn-off when filled.  I have one and love it. A ton easier than trailering your boat to the gas station.

Buying NH lakefront homes in 2021 is challenging!

Simply put there are more buyers than lake homes on the market. Currently there are 89 lake homes on the market on August 9, 2021.  Twenty-five of the homes are priced under $600,000. Those homes that remain on the market after seven days have some kind of flaw. It could be across the street from the lake, size of the lake to a steep sloping lot. When lake properties hit the market we are sending buyers as much information as possible to determine if they should arrange a viewing. Most waterfront buyers are not savvy in what questions to ask. Example a site assessment gives an evaluation of the septic, but most don’t know what it means. Example a Merrymeeting Lake property had a loading capactiy of 100 gallons per day. ( 150 is one bedroom ) What are your options? You need a buyer's agent on your side who understands/specializes in waterfront sales.  Especially water quality.  

Have a bank letter in hand or proof of funds to purchase.
