My wife Paula and I since 1999 have been helping you find dream lakefront properties in the greater Lakes Region of NH. The waterfront market as usual is very active this July with retirement and executive buyers looking to find a cottage or home for their family.
Luxury 22,000 Sq ft home on Lake Winnipesaukee 15 minutes to Skiing
In the lakes area we cover ( Ossipee- Winnipesaukee- Squam - Newfound - Sunapee - Winnisquam - Wentworth - Merrymeeting - Silver - Pleasant ) along with the other 250 smaller lakes and ponds in the area.
The state currently has just under 740 lakefront homes available. With 571 of those in the greater lakes region available right now ( 7% increase in inventory ). In the last 30 days 96 lakefront homes have gone under agreement. 34 homes went under agreement priced $900,000 up. 5 sold over $2 million. The next largest group of homes that went under agreement are priced $350,000 to $900,000 with 53 homes. Homes that need some TLC are lingering on the market while quality homes with sandy beaches are selling as they are listed.
Popular Lakes by size ( Ossipee 3000- Winnipesaukee 42,000- Squam 6700 - Newfound 4100- Sunapee 4000 - Winnisquam 4000 - Wentworth 3000 ) homes start in the $650,000 range to well over $10 million for a luxury estate. ( Merrymeeting - Bow - Silver - Waukewan all 1000 acres - Great East Lake 1700 acres ) These lakes pricing starts are in the $500,000 range for a year round home.
Winnipesaukee: 245 current listings, 49 island properties are now on the market. Homes range from $229,000 for a home with canal access to the lake 27 homes priced over $4 million. 105 of the homes are priced $500,000 to $1.5 million. Squam: 16 current listings most are on Little Squam and 2 nice river access homes came available price $300,000 to $420,000. Homes on Big Squam sell quickly call to get on our quick new home update list. 6 homes on Big Squam went under contract in the last 30 days priced $545,000 to $1.8 million. Squam homes are selling!
Sunapee: This lake has it all, 44 active listings priced from 2 homes on the main road for $300,000 to 14 listing priced $2 million up. This is still the hottest market in the area right now. A combination of a spectacular 4000 acre lake and Mount Sunapee Ski Resort minutes apart sitting close to Dartmouth and Concord. 8 homes went under agreement in the last 30 days priced $975,000 for a fixer upper to a luxury estate for $2.8 million.
Ossipee: 41 active properties are listed, $209,000 for a seasonal cottage to 3 homes on exclusive Long Sand Road priced $649,000 to $997,000. In my opinion Long Sands Road has the finest views in the lakes region. Sunsets to spectacular mountain views of Shaw, Whittier, Chocorua, and the magnificent Mount Washington Ossipee in my opinion is the best value in the lakes region. 12 listings priced $300 to $400,000 and 9 listings priced $649,000 to $985,000. Don't forget to inquire about Silver Lake in Madison also, this 900 acre gem of a lake has some great homes available.
Newfound and Wentworth: Listing on these lakes sell quickly, there are only 18 listings available. A Wentworth Listing for $688,000 and a Newfound listing for $1.7 million came on the market and sold immediately. If you are interested in this lake you need to call us now. Call for availability.
Winnisquam: Commuters from the south love this lake and homes sell quickly on the desirable eastern shoreline. Pricing is all over the place. Homes south of the bridge run in the $275,000 range to $500,000 and homes north of the bridge the quiet area of this 4000 acre lake range up to $1.5 million. 29 homes are available and 5 sales in the last 30 days, $360,000 to $750,000.
