NH Lakefront Inventory Update February 2016
Was it really a winter in New Hampshire. Winnipesaukee just declared ice in February 15th and the tickets just went out for our annual ice-out contest. I think we are ready for an early spring!
Winter sales are on a record pace with 40 waterfront sales. Seven were recorded over $750,000 while the majority were sold $280,000 to $450,000 range.
Right now inventory is 50% off the peak last year with 311 homes currently available throughout the state and 261 in the greater lakes region. What I find extremely interesting is that 101 of the 261 lakefront homes are priced over $1 million and 55 are priced $600,000 to $1 million.
Winnipesaukee - 116 homes - with 3 island homes priced $299,000 to $365,000. 10 of the homes are priced $400,000 to $600,000, 28 are priced $600,000 to $1 mil. 75 homes are priced over $1 mil with 17 priced over $4 million.
Winnisquam - 11 homes - Priced $449,000 to 3 listings over $1 million. Easy access to the Boston market and Gunstock Ski Area.
Sunapee - 17 homes - Only 4 of the 17 are priced under $1 million and 7 over $2 million. The lake is minutes to Mount Sunapee Ski Area one of the most popular resorts in NH
Squam - Only 4 homes - $399,000 for a seasonal cottage on Little Squam to $1,975,000 million On Golden Pond NH's second largest lake.

Ossipee - 13 homes - $229,000 for a tear down to $860,000. Best Values with great Beaches on the majority of homes - Best Mountain and Lake Views off Long Sands with 3 homes available.
Newfound - 1 home - $439,000, Don't; wait if you see a nice home on Newfound. - Quality homes sell quickly, #1 in Water Quality and 15 minutes to Ragged Mt Resort.
Wentworth / Crescent - 4 homes - $529,000 for a cottage to $2.8 million - Wentworth has a sparsely populated shoreline -3000 acres - A must see lake in Wolfeboro, similar to Squam in many ways. Crescent is in town and you can access Wentworth.

Waukewan - 1 stunning waterfront home - $875,000 - 900 acres - Meredith / New Hampton - Watch for new listings on this quality lake they sell quickly. Golf and Skiing are just a short drive.
Silver Lake Madison - no current listings on this hidden gem - 900-acre glacial lake
Pine River Pond - 4 homes - $239,000 for a seasonal camp to 3 homes priced over $500,000 - 600 acre - Low tax town - Sandy Bottom lake.
Great East Lake - 3 homes - $595,000 to $795,000 1800 acres - Low tax town -This is one of the best lakes in the state. Excellent Water quality on the Maine border.
