NH Waterfront Homes Sales - 2022 Trends
Going into the spring market we typically see the NH lakefront inventory increase. Not so this year! If the home is listed on a lake we are seeing it going under contract in less than a week.
Buyer beware? Lady of the Lake Realty prides itself on being objective especially with water quality. In the spring ice is just leaving the lakes, weeds are not yet established, buyers you need water quality information to make an intelligent decision on your purchase.
We send out new waterfront listings as they come on the market to potential buyers, with one exception. We do not send out eutrophic lakes. Eutrophic lakes have impaired water quality.
Eutrophic lakes have the below-impaired problems plus the watercolor is a dark tea or even red.
a. High nutrient enrichment
b. Much planktonic growth (high productivity)
c. Extensive aquatic plant beds
d. Much sediment accumulation on bottom
e. Low dissolved oxygen on bottom
f. Only warm water fish species
