Memorial Day weekend is the start of the summer season here in the lakes region, everyone makes the trip up to their summer lakefront home to enjoy the first long weekend of boating. Spoiling the outdoor activities on the lake we had rain, snow and wind until today, Monday Memorial Day  we  have blue skies and sunshine back. With anticipation of an influx of visitors to the area we had a jump in the number of new waterfront listings to 45. Lake Winnipesaukee Real Estate again lead the charge with 13 new listings ranging from 2 cottages in the $300,000 range both across the street from the lake  and the rest priced between $800,000 and $2.5 million.  Lake Sunapee had 2 new listings one being a spectacular 5 bedroom home with a level 2.2 acre lot and sandy beach and open water sunsets views of the mountains. You can't ask for a better setting, priced at $3.5 mil.  My pick of the week for a lakefront home is a log home on 715 acre Lake Nubanusit in Hancock NH. For those fishing enthusiast this lake is paradise. This 3 bedroom home is situated privately on 1 acre of land and is priced at $895,000.

We also saw listings this week on 1100 acre Bow Lake, 800 acre Pawtuckaway Lake. 600 acre Franklin Pierce Lake all in the Concord area.  Just to the north listings appeared on 1200 acre Merrymeeting Lake,  4000 acre Lake Winnisquam and 4000 acre Newfound Lake.  Pine River Pond, Silver Lake Madison, Suncook Lake, Northwood Lake, Hermit Lake all have new lakefront real estate available. 31 new shared access homes all with sandy beaches and a few have docks were also listed.  These homes are a great way to get on one of the big lakes.  Pricing ranges from $100,000 to $800,000 for  shared private beach listings, a wonderful way to get boating and beach access to your favorite lake for the summer and not to forget the great skiing in the winter months.  Squam, Newfound, Winnipesaukee, Winnisquam, Sunapee, Mascoma, Ossipee, Franklin Pierce, and Sawyer Lake all saw new homes listed.

The hot market in NH right now is the condo market. Sales have jumped in this specialty area.  We only had 5 new lake access  listings hit the market this week, 3 on 42,000 acre Winnipesaukee, 1 on 1200 acre Mascoma and my overall pick of the week a luxury executive stand alone contemporary on 4000 acre crystal clear Newfound Lake.  This 10 room home has the perfect sunsets and is located on Low Tax Bridgewater and is priced at $725,000.  The home has a Beach - Views - Day Dock - Moorings,  Hiking - Golf - Shopping - Skiing are all close by making this my overall pick of the week. Lakefront  sales from 2012 to 2013 year to date have been pretty consistent.  2012 we had 268 total waterfront homes sold as compared to 293 in 2013.  The major difference is that in 2012 we had  a greater number of homes home selling  $1 million dollars and over.  Sales over $2 million dropped 67% from last year's totals.  Sales in the $500 to $1 million range remained consistent with 81 in 2012 and an increased to 87 in 2013.  The larger change came in the lower price points $200,000 to $500,000.   2013 had a 9% increase in sales to 132 lakefront units sold.
