Should I Buy a Lakefront Lot? I want to Build My Dream Waterfront Home?

We get calls all the time from buyers looking for a lakefront lot to purchase to build their dream lakefront home. I almost feel I should tell you they really almost don't exist. The lot you are picturing when you call is level, has sunsets, a sandy walk in beach, on 1 acre or more with 100 feet of frontage with a open water view of mountains in the background. Maybe if we jump into the $750,000 plus range I might come up with that lot, realty says maybe no! The NH DES has rules in place to make your dream lot almost an impossible dream. Take a quick read at the most asked questions at the Department of Environmental Services. http://des.nh.gov/organization/divisions/water/wetlands/cspa/categories/faq.htm  If you are lucky enough to find a lot with a sandy beach can you clear the vegetation to enjoy it, or clear trees to see the lake? I was over at Lake Sunapee looking at a level, wooded 2 acre lot with 200 feet of shoreline last week. Sounds good so far, well the shoreline was rocky with a 6 foot drop down to the lake at the water edge, tons of trees to contend with to open up the view and the lot was over $1.5 million. On the other side of the Lake a listing similar in price with a cottage on it had over 200 feet of sandy shoreline, mountain views and sunsets. With the shoreline rules many options that a new home would have on a vacant lot are grandfathered with an existing home on the lot. The view 90% of the time is already there and you can build on the same footprint and go up a level or move the home back to build a larger home. The old timers did not break any rules when they built their dream homes, there were no rules to follow. A couple of cottage listings I just viewed would fit this perfectly. ( Example ) Bow Lake is 1100 acres, the home had a level lot, sandy beach, views, 1.2 acres of land, 1300 square foot cottage for $410,000 or a Seasonal Cottage on Winnisquam for $349,000. These are building lots that I would build on. You have the views and most of rules are grandfathered to make the permitting go smoothly. Most available land lots on the water in this price range are steep sloping lots with impossible shorelines to develop. Why don't you just call us? Mothers Day is the start of the summer season and the weather was warm and sunny to kick off a wonderful day for mothers around the NH Lakes Region.  This week we had a dramatic  increase in the number of total lake related listings come on the market.  With a total of 43 new lakefront listings this week and 37 shared waterfront listings this is almost double what we saw last week.  The leading lake was again  Winnipesaukee posting 9 new lakefront homes, 1 island property plus 9 shared waterfront homes.   The overall price spread was $149,000 for a seasonal camp on Gregg Lake in Antrim to a luxury estate with over 90 acres on Lake Winnipesaukee for $4.5 million.  Sunapee had 2 new listing this week and Newfound had 3.  The pick of the week is a luxury executive home on Newfound Lake for just over $1.1 million. Waterfront access properties were price all over the place, homes ranging from $100,000 on Shellcamp Lake in Gilmanton to executive homes on Mascoma - Sunapee - Winnipesaukee in the $500,000 range.  Condo's new this week ranged from $71,000 for 1 bedroom units to a luxury condo in Laconia for just under $600,000.   New condo listings also came on the market on Ossipee, Pemigewassett Lake and Winnisquam.

What do you look for when buying a lake home?

The typical story I hear when we first meet with a client is when I was growing up we went to our grandparents lake home every summer and I want that same experience for my children.

There is nothing more glamorous then owning a lake house real estate. We often are driven by fond childhood memories of vacationing at a lake house or on a boat  While there is nothing more rewarding than finding your perfect lake property, here are some ideas that will help you avoid a watery nightmare and enjoy paradise on a lake.

  1. Budget, what can you afford and still enjoy the other pleasures of life. Talk to your banker prior to even making a phone call or looking online.
  2. Decide on a comfortable commute. A 4 hour ride with a car load of kids with every other sentence are we there yet may deflate the dream.
  3. Is the home going to be strictly summer or will you use it for skiing and snowmobiling. In NH for example south of Laconia puts you on some very nice lakes but your ski commute maybe over an hour and the snowmobile season ends early in this mid state area.
  4. Explore the area you are interested in and take a Sunday afternoon drive to see if the area meets your expectations. Example, Wakefield NH has 7 lakes in town, easy access to skiing and snowmobile trails but I can count the number of restaurants in the area on one hand and the closest major grocery store is 30 minutes. Does this life style suit you or would you like an area with variety of  entertainment?
  5. What size lake? Everyone thinks they need thousands of acres to explore. Most of your boating activity will be right in front of your cottage. The kids and grandchildren want to show off their acrobatics on the water and you can't fit 15 people in the boat for the show.
  6. Other lake considerations. Fishing? Trout or Bass - Jet Skis? Does the lake allow them? - No motorboat lakes? - Private or Remote
  7. When you visited your grandparents lake home, which way did the sun set? Ideally you want western exposure for all day sun and sunsets.
  8. Best Sandy Beach - then sandy swim bottom - then gravel bottom - check the lake bottom before you buy, it may be mud!
  9. Check with your agent on water quality and clarity.

My best advice is buy the lake, the location and the home last. Remember they are not building anymore lakes but you can build a new home.
