Lake Winnipesaukee is a glacial lake with a maximum depth of 215 feet and 42,000 acres of summer and winter fun.  The lake has some  of the best salmon, lake trout and smallmouth bass fishing in New Hampshire.  While visiting make sure you take a cruise on the MS Mount Washington, enter the ice out contest or visit the museums around the lake. Boat launches are located around the lake along with plenty of golf courses, biking and hiking.

  • Alton, the largest of the towns at the southern tip of the lake.  Alton is also referred to as Alton Bay.
  • Gilford, home to Gunstock Ski  Resort, Meadow Brook Concert Venue, Governors Island .
  • Laconia,  is our city on the lake and home to Bike Week and Weirs Beach.
  • Meredith, is in the northeast part of the lake, home to  the Winni Fishing Derby, Pond Hockey, In Water Boat shows, boutique shops and fine lodging.
  • Center Harbor, small town loaded with historic homes, but  don't blink or you miss the town.My favorite restaurant Canoe is lakeside right on Route 25..

Newfound Real Estate, Towns around the lake  include Bristol, Bridgewater, Hebron NH

Newfound Lake Real Estate Newfound Lake  is a glacial lake with a maximum depth of 181 feet and 4,400 acres.  In the summer you swim, dive,  boat, fish  and sail on this crystal clear glacial lake. Wellington State Park is on the eastern shore of the lake, it has a great beach and one of the best boat launches in the lakes region.  The lake is host to bike and road races in the summer and  fall.  Golfing and skiing are close by at Ragged Mountain Resort and just to the north Loon and Waterville Valley Ski Resorts. Other winter activities include ice fishing, ice sail boating and one of the best snowmobiling areas in NH.  Newfound Lake is surrounded by mountains and you will find hiking trails everywhere. Just a short ride to the north and you are in the college town of Plymouth. Here you will find an array of shopping, restaurants and cultural activities along with some great college football, basketball and hockey.

Bristol, located on the southern end of the lake, this quaint small  town has some great family restaurants plus boutique shops.  The shoreline is level and sandy.

Alexandria, is home to Wellington State Park.  Don't blink as you are driving around the lake because you  will miss the town, just a short section of the town borders the lake.  If you own a home in Alexandria inquire about the discounted season passes for Wellington State Park.

Hebron, located in the northern end of the lake with historic buildings and a wonderful town festival every year. When you read about a beautiful New England town with the church and town hall visit Hebron.  Best town beach in the lakes region. Low Taxes.

Bridgewater,  located on the eastern shore of Newfound Lake  has the gorgeous sunsets over the expansive lake view and the mountain back drop.  This is a safe, friendly rural community also with low taxes.

New Hampshire has one of the lowest crime rates and highest education rating in the US and has no sales or income tax.  Bridgewater and Hebron also have some of the lowest property taxes in the state.

You will find several condo developments around the lake. Units are prices from $175,000 to $850,000. Lakefront homes range $400,000 to $1.5 million.  Homes sell quickly on the spectacular lake. Bow Lake Real Estate Bow Lake is located in the southern tier of NH  located in Rockingham and Strafford Counties. The lake is 1160 acres and has 7 named islands, Bennett Island, Loon Island, Long Island, Beech Island,  Pine Island,  Rye Island and York Island. Bennett Island has a nesting Bald Eagle that has been coming back year after year and several resident Loon families on the lake.  If you are looking for a deep water oligotrophic lake in the mid section of the state this is it.  Bow Lake is an easy commute to Concord, Manchester or Portsmouth for those lakefront buyers who want it all. Merrymeeting Lake has  luxury lakefront homes to seasonal cottages along the shoreline of this pristine glacial lake.  The lake is wholly located in the rural town of New Durham.   Much of the land  is still forests and fields.  New Durham offer many outdoor recreational activities such as snowmobiling, hiking, mountain bike riding, fishing, sailing and boating. Ossipee Lake includes  the main lake and 4 bays plus channels. All the bays and channels connect to the main  lake.   Ossipee 3249 acres -  Broad Bay  464 acres -  Leavitt Bay 176 acres - Berry Bay 145 acres and Danforth Bay - 123 acres.

Towns include Ossipee and Freedom. Of all the lakes in NH I would rate the views and sunsets on Ossipee at the top, there is nothing more spectacular than sunsets over Mount Chocorua  and Mount Washington.  In addition to hiking, biking, golf you are 40 minutes to some of the best skiing in NH in the North Conway area or Mount Washington Valley.

Ossipee, located on the  western side of the lake was incorporated in 1794. Visit the towns website and sign up for a walking tour of the historic districts.  In the summer you can be at the golf course in the morning and out water skiing or on a pleasure cruise around the lake in the afternoon. Visit the Ossipee Pine Barrens Forest . Pine barrens are a globally rare forest type, and one of the state's most endangered landscapes. Hike or bike through this wonderful area.  Ossipee is also where the snowmobile was invented.

Freedom, located on the eastern side of the lake offers wonderful sunsets and vast sandy beaches.  The shoreline is extensive encompassing all of the bays and the main lake.  The Ossipee Pine Barrens Forest is partially located in Freedom.  The historic rural town has plenty of open space.

Restaurants - Shopping - Golf - Skiing - Hiking - Snowmobile Trails - Ice Climbing are all close by. Travel time to Boston is less than 2 hours.

New Hampshire has a low crime rate, exceptional schools, no state sales or income tax and the town of Freedom has a low tax rate. Prices on the lake range from $350,000 for a seasonal cottage on one of the bays to the $1.25 million for a home on the main lake with views of Mount Washington.

Lake Winnisquam  is 4200 acres with a maximum depth of 151 feet. The lake  is located minutes to Gunstock Ski Area a year round resort.  Boat launches are located in the southern end of the lake along with marinas. There is  plenty of golf courses, biking and hiking around the lake. The lake is located just off Exits 20 and 23 on Interstate 93 for an easy commute from the Boston area.

Laconia,  is on the south end of the lake and home to Bike Week.  The Laconia shoreline on Lake Winnisquam offers open water views and miles of sandy beaches, sunsets  and lovely estates on and off the water.

Belmont, is also located  at the southern end of the lake. Belmont is a great location to find an affordable camp.  Most of the shoreline is sandy and offers wonderful sunsets. Just minutes off Exit 20.

Tilton, located in the southwestern side of the lake also is a great location to find an affordable cottage or a condo.

Sanbornton, located on the western shoreline offers beautiful sunrises and wide open water views. This sleepy town does not even have a street light.

Meredith,  is in the northern end of the lake,  this area is often referred to as the loon sanctuary and a no wake zone for boating.   The very north is a very quiet area only dotted with homes and the you also have on the western shore the Waldron Bay Community of upscale homes on and off the water.

Homes on Winnisquam range from the $400,000 in the Tilton, Belmont area up to $1.3 million for homes in Laconia, Meredith or Sanbornton.

Squam Lake Buyers Information

Holderness, Sandwich, Ashland, Center Harbor, Moultonborough are surrounding towns.

Squam Lake is the second largest lake in New Hampshire  with a total area of over 6,700 acres. The 1981 film On Golden Pond  was filmed on Squam Lake and the Squam Lake Science Center is located in Holderness.  I have fond memories of the Squam Lake Science Center. Every year our family  would hike up Rattlesnake Mountain in Sandwich and then head over to the Squam Lake Science Center .  Salmon Fishing rocks on this lake ( big salmon ).   Unlike most of the lakes, Squam Lake is not home to a shoreline packed with cottages. You will find open shorelines with large family estates and an occasional Moose walking the shoreline.   A State Boat Ramp is located in Holderness next to the Science Center with easy access to Big Squam Lake and Little Squam.

Ashland, at the southern end Little Squam ( 408 acres ) , Little Squam lake feeds directly into big Squam. At the southern end of the lake you pass under a covered bridge to the Squam River and Marina.  Ashland has a small downtown area with restaurants, groceries and a hardware store.

Holderness is located with access to  Big Squam Lake and Little Squam Lake, Little Squam is the place to be in the winter months, they plow a air strip to land your plane and plow a path around the entire lake for skating.  Holderness has a small downtown with a restaurant, marina offering boat sales, rentals and fuel plus a great sandwich shop.

Sandwich is one of the largest towns in Carroll County. Along with having miles of shoreline you have an active artist community in the center of town and is home to the Sandwich Fair.  Historic buildings and plenty of open space.

Center Harbor, quiet New England town, the village area is located on the shores of Winnipesaukee.

Moultonborough, my favorite hiking trails are the Red Hills up to the fire tower or Castle in the Clouds where you can enjoy lunch at the famed castle.  The center of town is located off Route 25.

There are over 30 islands within the boundaries on Squam Lake. Many are owned by the association and visitors are welcome.

Squam Lake Real Estate prices range $450,000 for a seasonal 1 bedroom cottage to country estates built in the 1920's priced to $8 million. Preparing to Sell or Buy a Lakefront Home! Some Helpful Ideas.

Is there anything special I need to do in preparing my lake home for sale?

Selling Your Lakefront Home 

Generally speaking lake home sale preparation is the same as preparing any home to sell in this competitive market.  Stage the home creating  a simple and clean presentation for buyers. On the exterior clean the yard and  beach area.  Tackle any deferred maintenance items prior to the first showing.  Owning that wonderful lake home requires a few extra steps in the selling process.  If your home operates with a septic system your home will require a NH DES Site Assessment. This assessment is done by a licensed designer and outlines your current system, loading capacities to expansion and replacement opinions.  If your home has a dock you should have on file with the state dock permits. You can check online at the DES website or call to see if your dock it correctly registered.  If your home has a mooring you need to inform the new buyer that mooring permits are not transferable and they need to reapply.  Call me and I can help you get your lake home ready.

Buying an lake home?

Same procedures apply as purchasing any home. You will want to have inspections done, deed and boundaries reviewed. Because you are on the water get a copy of the shoreline rules so you are well informed on what you can and can't do. I would also call the Site Assessor to get a detail explanation of what the site assessment means.  Ask Questions?  Ask the seller for copies of dock permits or check online to review them.  If there is no dock on the property can one be installed and what kind?  In showing a lakefront home I get a host of questions,  can I expand, put a deck on the home, can I clear the view, can I put sand in the lake. How to Determine What Your Lake House is Worth in 10 Easy Steps

When selecting comparables, think about the word carefully"¦ comparable. It's in the word itself yet so many seem to forget this at times. You are trying to identify comparable properties, comparing apples to apples, or like to like. You want to attempt to pull comps like an appraiser would. With that in mind"¦

Here are some ground rules to help you make an informed decision when determining ARV:

1. Try and stay in the subject properties subdivision or on the same lake. If there is not enough activity in the subject properties subdivision you can go out in a radius or other subdivisions across local roads. Try and pick similar subdivisions with the same housing inventory/ amenities etc. How far your radius will go out will depend on where you live. Here in Texas, in the suburbs you can typically go out .5 - 1 mile and be pretty safe with your comps. However, using that same radius in the inner city of Philadelphia will not work, prices can vary wildly from one block or street to another. Don't go across major roads or rail road lines if possible. Neighborhood makeup can change drastically in doing so. If you do this, make sure to drive the comps to make sure both the properties and neighborhoods are comparable.

2. Finish out level. Make sure to gauge what level of finish out the comparables have.  Try to match it or slightly over, if you over improve a house it is going to cost you money. Lake frontage - Sandy Beach - View - Sunsets 

3. Compare properties with similar square footage. Typically, the max I go is + or - 20%.

4. Make sure to DRIVE your comps. Don't try and be a desktop appraiser. Besides, taking the time to drive the comps and ensure they are accurate will help you become an expert on housing inventory in your area.

5. Beds, baths, and garages. For instance, if your subject property is a 3/2.5/2 (3 bedroom, 2 and a half bath, 2 car garage) then don't select a 2/1 as a comp. These are not comparable. With larger homes its typically acceptable to have some variance with the bedrooms. A 3/2/2 and a 4/2/2 can often be similar; however, the difference between a 3/2/2 and a 2/1 is night and day. A possible exception to this "rule" would be if the subject property can have a bedroom or bathroom added to make it match the comps.

6. Sometimes the comps in the area are so weak you won't be able to find much of anything. In such cases I typically make a very conservative offer, typically 55-60% ARV minus repairs of what the properties tax assessed value is. Tax assessed value, at least here in Texas, tends to be conservative and lower than market value. Remember tax value has nothing to do with market value, it is simply a mechanism to help generate tax revenue. Tax value can be below or above the true market value of a property (or spot on due to a roll of the dice).

7. Pick a similar house style as your subject property. If your subject property is tutor style, don't pick ranch style homes as your comps. Similarly, if the exterior is brick on your subject property, don't select wooden frame houses either. Try to pick homes on the same lake or a similar lake close by. You can't compare Winnipesaukee to Halfmoon!

8. Go back 6 months for the most recent comps. Time is a factor when selecting comps. Sometimes when the comps are less than ideal you can go back 8-9 months. But make sure to examine how the market has changed since then? Has it improved or worsened? Try to  apply this to your evaluations.

9. Year built, try and stay within +/- 10 years of the subject property or better when pulling comps. If you initially run comps with criteria (bed bath garage, sq footage, year built etc) and you are still bombarded with results, narrow your criteria a bit. Perhaps get a bit closer on the year built, square footage etc. to the subject property.

10. Lot size. This is typically a larger factor in homes of newer construction. For instance I recently looked at a house where I found 4 of the same housing product, yet 2 of them sold for 165, and the other 2 sold for 195. What was the difference? The 2 that sold for 195 were sitting on a little over half an acre and had more lot front footage, compared to the others at 165 that had less front footage and roughly a quarter of an acre. Sometimes lot size is easily overlooked.

Estimating the ARV is a mix of an art and a science. You remember the scientific method? We are trying to make an EDUCATED HYPOTHESIS as to what the house is worth, it's not an exact science.
