Is Your Lake Home in the Summer Selling Spirit?

During the summer selling months, sellers' home-showing activity seems to slow with the heat, but really what happens is that buyers' traffic is actually increasing. The typical first step is for potential new owners to drive by your home to get a sense of the property's curb appeal.

Here are our favorite ideas for embracing the summer sunshine to enhance your home's curb appeal!

Front Door: Give your front door a fresh coat of color or sealer to make the door pop at first glance. Place a summer wreath on the door and flowers or vases on the steps to enhance the entrance. 3

Landscaping:  Mow the lawn, trim the shrubs and plant some flowers. Any outdoor furniture should create the illusion of an added room. If the home can be viewed from the water, decks should be stained, the dock should be level, and the beach area clean.

Windows: Designing with white in mind is one of my favorite ways to channel summer. It brightens everything in the house and also provides a cooling effect on those hot temperatures.  Just hang white curtains, open the window, and feel that nice summer breeze!

Go with the Summer Flow into the Evening:  From the road, have solar lights leading to your home's entrance and place a low level spot light on a focal tree in the yard.  From the water, add lighting on the dock, and enhance the lighting in the great room.

We then use quality photography and inviting descriptions to create an online presence to entice buyers into making an appointment to view your home.  The goal is to create such a sense of urgency that a buyer will want to make an appointment before someone else scoops up the property from under them!

Boating on the Big Lake is an experience close to cruising off the coast in Down East Maine. With over 40,000 acres to explore plan on a week to see everything the lake has to offer.  Towns you want to visit by boat with town docks for your convenience are Wolfeboro, Center Harbor, Alton and Meredith. At these locations you can explore the shops and restaurants while your boat is safely secured. You can boat to restaurants all around the lake.

For those who will be renting a boat, you must have a NH safe boating certificate or hold a hold a NASBLA approved certificate from another state if renting a boat with a motor in excess of 25 horsepower.  If you don't have a certificate, the place you're renting from will probably administer a quick exam on site to obtain a 14-day Temporary Certificate.   Boat rental fleets are limited, so you should definitely call ahead to discuss your needs and make sure everything is in order. How do we classify or rate our lakes and ponds water quality?

 

What is the Water Quality of the local lakes.  Simple if you know the classification for the lake, you can quickly determine water clarity, bottom structure and if weeds are abundant.  The classification often also are related to fishing, water color and  summer beach closures.

What is an Oligotrophic Lake?

An oligotrophic lake is a lake with  low nutrient content. These lakes have low algal production and consequently have very clear waters, sandy or rocky bottoms.  The waters of such lakes typically have ample oxygen supporting  many fish species, like salmon or  trout which require cold, well-oxygenated  waters.  Normally no beach closures on these lakes and ponds.

Mesotrophic Lakes?

Mesotrophic lakes have an intermediate level of algal productivity. These lakes commonly have clear water, sandy, rocky or hardpan bottoms or with beds of submerged aquatic plants. There is a medium level of nutrients and aquatic plants possible along the shallow shorelines. Occasional beach closures.

Eutrophic Lakes?

A eutrophic body of water can be  a lake or pond and  has high biological productivity. Due to excessive nutrients, especially nitrogen and phosphorus, these water bodies are able to support an abundance of aquatic plants. Usually the water body will be dominated either by aquatic plants or algae. The algae engages in photosynthesis which supplies oxygen to the fish and biota which inhabit these waters. Occasionally an excessive algae bloom will occur and can ultimately result in fish kills and are not safe for any water activities.  The process of eutrophication can occur naturally and by human impact on the environment. These lakes will be impacted by hot summer months and frequent Beach Closures!

During the summer the NH  Department of  Environmental Sciences will test our beaches and if high bacteria counts are found will close them to the public. Windows – Skylights and Loft Windows Ideas for 2017

One of the sales I had last year was a view home located in the gated community of Long Bay in Southdown Shores in Laconia.  Normally I don't write about individual homes but this home had loft windows.  These windows open up and you have a balcony. These were simply amazing and I had never seen anything like them before.

The applications seem endless but they seem to fit best  in any attic or dormer location in a home.

The loft window in this home was in the an attic room that had a commanding view of the lake. The listing agent opened the window and the bottom half opened to a balcony and the top half was a roof section for the balcony, on the sides a fence/gate area folded into place.  To close a simple level was lifted and your loft window became a skylight.

Tahoe  - North America's largest and most popular alpine lake, a place Mark Twain once called "the fairest picture the whole earth affords" - is the champion in USA TODAY's recent survey. The poll generated more than 5,000 votes via Facebook and Twitter.

Newfound Lake Real EstateMichigan's Lake Charlevoix was runner-up among a field of 15 finalists nominated by regional magazine editors, with strong support for Alabama's Lake Martin, Missouri's Lake of the Ozarks and North Carolina's Lake Lure plus a sizeable number of votes for New York's Blue Mountain Lake, New Hampshire's Newfound Lake and Washington's Crescent Lake.

While we took some heat for ignoring the five Great Lakes, our intention was to spotlight some of the USA's smaller, less famous summer getaways.

So much for that idea: The winner, notes nominator Peter Fish , straddles the California-Nevada border and "draws a gazillion - that's what it feels like on a weekend, anyway" tourists who use it as a summer escape hatch."

But, Fish adds, Tahoe is "too stunning not to be experienced" - a sentiment echoed by aficionados like Dick Goodrick, a former Michigander who now lives in Dayton, Nev.

"The Sierra Mountains around Lake Tahoe clinch the deal," wrote Goodrick. "Year-round recreation, skiing, hiking, casinos, mountain bike riding, fishing, wake boarding, sailing on big boats, paddle wheel dinner/cruise boats, clear deep blue water, spawning salmon, zip-lining, historic homes to visit, and much more. No lake can match it."

As a former Southern Californian, I'm no stranger to Tahoe's multiple joys - and although I admit I'd rather listen to the call of a lonely loon than commune with a "gazillion" fellow admirers, I'm looking forward to revisiting some old haunts and discovering new ones for a story and photos that will appear in USA TODAY Travel on Aug. 10.

Bow Lake Real Estate Bow Lake is located in the southern tier of NH  located in Rockingham and Strafford Counties. The lake is 1160 acres and has 7 named islands, Bennett Island, Loon Island, Long Island, Beech Island,  Pine Island,  Rye Island and York Island.
