How to navigate the new Lake Home Selling Strategy! Summer 2019!

BUYERS NEED TO TAKE NOTE- YOU NEED AN AGENT TOO!

First, let me say that some of my best friends are listing agents. But, they have a job to do.  

As of late, many listing agents are employing a strategy to create momentum and frenzy around new listings that is great for the Seller but not so great for Buyers.

This strategy is "No showings until OPEN HOUSE scheduled for ..."  

With so few listings on the market,  this creates a frenzy with anxious Buyers rushing the property at the Open House and sometimes in an effort to win the Sale they will release standard contingencies designed for their benefit.  Releasing home inspections or other due diligence items can have a negative impact on a Buyer down the line.  Especially in the regulation-heavy waterfront market.

I recommend that serious qualified Buyers connect with a Buyer Agent and make sure that the Buyer Agent is involved in the home buying process from the beginning.

Northwood Lake is 653 acres located in the towns of Epsom, Northwood and a small portion in Deerfield. The lake has an average depth of 12 feet and a maximum depth of 20 feet. The lake is mesotrophic and has some excellent bass fishing.  On the lake you will find a marina with a gas dock. 

This is a great location for all boating in the summer. The winter the lake will be littered with bob houses, snowmobiling is popular and ice car racing is a yearly event. 

With easy access to Concord, Portsmouth or Manchester many make the shores of this wonderful lake their residence.

Lake Sunapee is 4125 acres with crystal clear water. The lake has an average depth of 37 feet and  a maximum depth of 105 feet with oligotrophic water quality ( best ). While skiing a Mount Sunapee I wondered why one of the trails was called the flying goose. This 554-acre lake has an average depth of 18 feet with a maximum depth of 40 feet. The water is crystal clear with an oligotrophic water quality rating ( best ).  

Wakefield is a low tax town that has 7 wonderful lakes in town. You will find some quality restaurants, grocery store and hardware stores in the center of town. Upper Suncook Lake is 425 acres and Lower Suncook is 295 acres both located in Center Barnstead NH. The two lakes are connected by a channel, most average sized boats can pass under the connecting bridge. The boat launch is on Narrows Rd on Upper Suncook. 
Lower Suncook has a sandy bottom with a maximum depth of 16 feet while Upper has a rocky bottom with a maximum depth of 43 feet. Fish and Game has both lakes listed as Oligotrophic and rainbow trout are found in Upper Suncook.
