NH Lakefront Property Inventory Update: March 22, 2017
April 1 is the start of the salmon fishing season on Winnipesaukee and signals that the boating season is at the door. The lakes area is lacking inventory so quality homes are selling quickly. Don’t wait if you see a home you would be interested in.

The waterfront market remains constant with retirement and executive buyers looking to find a cottage or home for their family. Buyers are looking for turnkey homes in move in condition, no painting, no flooring ready to relax in properties. In the lakes area we cover ( Ossipee- Winnipesaukee- Squam - Newfound – Sunapee – Winnisquam – Wentworth – Merrymeeting – Silver – Pleasant ) along with the other 250 smaller affordable lakes and ponds in the area.
The state currently has 388 lakefront homes available. There are 224 homes available in the greater lakes region right now including island homes. 51 homes are under agreement that should close shortly priced $200,000 to $9 million.
Popular Lakes by size ( Ossipee 3000- Winnipesaukee 42,000- Squam 6700 - Newfound 4100– Sunapee 4000 – Winnisquam 4000 – Wentworth 3000 ) homes start in the $550,000 range to well over $10 million for a luxury estate. ( Merrymeeting – Bow – Silver - Waukewan all 1000 acres – Great East Lake 1700 acres ) These lakes pricing starts are in the $500,000 range for a year round home.
Winnipesaukee: 108 current listings are now on the market 2 are island properties. Sunapee: This lake has it all, 11 active listings priced from $519,000 to $2.8 million. This is still the hottest market in the area right now. A combination of a spectacular 4000-acre lake and Mount Sunapee Ski Resort minutes apart sitting close to Dartmouth and Concord.
Ossipee: 8 active properties are listed, $209,000 for a seasonal cottage to $890,000 on the main lake. I think Long Sands Road has the finest views in the lakes region. Sunsets to spectacular mountain views of Shaw, Whittier, Chocorua, and the magnificent Mount Washington Ossipee, in my opinion, is the best value in the lakes region. Don’t forget to inquire about Silver Lake in Madison also, this 900-acre gem of a lake has some great homes available.

These are my two Wonderful Lakes! Silver Lake Madison is 969 Acres and Silver Lake Tilton, Belmont is 202 Acres.
Silver Lake Madison is 969-acres located just east of Route 16 in New Hampshire. Silver Lake is a deep clear cold water lake. This oligotrophic lake has an average depth of 44 feet and maximum depth of 164 feet. Much of the lake's perimeter is forested, but there are numerous swimming spots. The lake offers some great fishing including rainbow trout, lake trout, whitefish, smallmouth bass and chain pickerel. This quiet lake offers all water sports, sailing and the shoreline varies from rocky to sand, jet skis are prohibited. The lake is located just south of the Mount Washington Valley where you will find tons of outlet stores, shopping, major ski resorts, attractions, and restaurants.
Silver Lake Tilton / Belmont is located just off exit 20 on 93. The lake is 202 acres with an average depth of 7 feet and maximum depth 23 feet. The water from the lake flows in from Winnisquam. This quiet lake has no boating restrictions and some great bass fishing. Golf courses are close by along with Gunstock Ski Resort that has skiing, cross country trails, zip line and mountain coaster. Within minutes of the lake, you have outlet stores along with a variety of stores from Home Depot to Walmart. Hiking trails are just a short ride from your lake home plus all the Lake Winnipesaukee attractions are minutes away. Great lake for pontoon boat cruising along the shoreline. The shoreline is dotted with homes, cottages and the bottom is sandy. You will find plenty of restaurants and a convenient commute to Boston.
